Specialist workflows

Find the discipline behind the work.

Search the problem, choose the specialist workflow and get to the work that matters.

Specialist depth

A defined scope. Evidence that stays connected.

Explore the intended specialist work, useful records and relationships behind each discipline. The platform is in development; available capabilities and any professional-service deliverables must be confirmed for the specific engagement.

EnclosureIQ — Building enclosure

Sixteen connected enclosure domains

  • Assemblies and interfaces: roofing; facades; waterproofing; fenestration and windows; air barriers; sealants and expansion joints; thermal performance.
  • Investigation and testing: leak investigation; moisture surveys; infrared; testing; forensics.
  • Verification and building history: repair verification; warranty; claims; lifecycle analytics.

Evidence and scoped deliverables

Located condition photographs, assembly and drawing references, observation methods, test conditions and limitations, assessment findings, repair responses and reviewed verification. Warranty, claim and lifecycle references remain connected where they are within scope. Value and ROI reporting must identify the evidence and assumptions behind it.

A roofing, wall or window investigation needs an assembly-appropriate method and a defined verification plan. The original finding remains visible as investigation and correction proceed.

Connected work: enclosure findings can inform architectural coordination, engineering review and facility capital planning. Enclosure technical evidence, warranties and claims remain within EnclosureIQ while shared tools connect the project.

CommissionIQ — Systems commissioning

Intended specialist scope

HVAC, controls, testing/adjusting/balancing (TAB), plumbing, mechanical QA/QC, startup, functional testing, owner training and turnover.

Evidence and scoped deliverables

System and equipment references, documented prerequisites, source criteria, test records, exceptions, corrective responses, retest evidence and receiving-team requirements. The record identifies what was ready, what was tested and what remains unresolved.

Connected work: electrical evidence supports readiness; enclosure conditions can affect system performance; FacilityIQ carries appropriate manuals, training and maintenance context into operations. Acceptance remains with the responsible qualified parties.

ElectriIQ — Electrical

Intended specialist scope

Electrical installation QA/QC, equipment and inspection context, commissioning evidence, corrective responses and qualified review.

Evidence and scoped deliverables

Located equipment records, current drawing and package revisions, inspection observations, test evidence with its source criteria, responsible responses and documented review dispositions.

Connected work: CommissionIQ uses relevant electrical evidence for readiness and system testing, ArchiIQ connects affected design interfaces, and FacilityIQ retains equipment and service history. Energization and electrical approval stay with the responsible authority.

FireIQ — Fire and life safety

Intended specialist scope

Fireproofing, firestopping, life-safety and rated/UL assembly references, penetration tracking, installation evidence and correction review. Project-specific fire-alarm, sprinkler and other fire-system interfaces remain within the agreed specialist scope.

Evidence and scoped deliverables

Assembly and penetration identifiers, locations, referenced details, installation photographs, specialist findings, correction evidence and any applicable retest records. The review identifies the source assembly and the observed installation.

Connected work: architectural, electrical and commissioning interfaces can involve several trades. FireIQ preserves the relevant life-safety evidence while shared project tools coordinate the response and responsible review.

ADAIQ — Physical accessibility

Intended specialist scope

Physical-facility accessibility assessment, route analysis, parking, slopes, clearances, signage, barrier removal and corrective remeasurement.

Evidence and scoped deliverables

Located measurements with units, assessment criteria and applicability, barrier observations, scope limitations, remediation priorities and remeasurement evidence at the assessed element.

Connected work: SiteIQ provides civil and route context, ArchiIQ connects doors and design details, and FacilityIQ supports continuing property care. Qualified review determines the applicable criteria; ADA, ABA and housing requirements are not interchangeable labels.

ADAIQ concerns physical facilities. Accessibility of this website and the application is a separate design and testing responsibility.

StructuraIQ — Structural

Intended specialist scope

Structural assessments and located observations of cracks, spalling, corrosion, movement and deflection, with qualified engineering evaluation and follow-up.

Evidence and scoped deliverables

Element and location identifiers, photographs and measurements, available design references, investigation limits, engineering-review findings, repair recommendations and repeat observations within the assignment.

Connected work: conditions may affect enclosure repairs, architectural coordination and facility capital priorities. The record supports the engineer's evaluation; the software does not automatically determine structural adequacy.

ArchiIQ — Architectural

Intended specialist scope

Design review, constructability, peer review, field observations, finishes, submittal review, punch verification and revision-linked coordination.

Evidence and scoped deliverables

Comments tied to the reviewed drawing or submittal revision, missing-detail questions, clarification requests, coordinated responses, design dispositions and field or punch verification records.

Connected work: shared RFI and submittal workflows carry the question to the responsible professional while EnclosureIQ, StructuraIQ and ADAIQ retain their own technical context. Design interpretation remains attributable to the responsible design professional.

SiteIQ — Civil and site

Intended specialist scope

Drainage, grading, paving, utilities, erosion control, logistics and parking-structure site/civil items, with located observations and corrective follow-up.

Evidence and scoped deliverables

Property and location references, existing conditions, levels or other scoped measurements, source information, responsible responses, corrective verification and retained site history.

Connected work: route, pavement and drainage concerns may involve ADAIQ, EnclosureIQ and FacilityIQ. Cross-links preserve the civil context and the authoritative specialist record without duplicating the same finding.

FacilityIQ — Facilities and asset care

Intended specialist scope

Operations, work orders, service requests, preventive maintenance, facility maintenance, asset lifecycle and capital planning.

Evidence and scoped deliverables

Asset identifiers, manuals, service history, operating constraints, recurring maintenance needs, prioritized work, assigned vendor responses and completion evidence. Turnover records identify the obligations the receiving team still needs to address.

Connected work: FacilityIQ uses appropriate commissioning, electrical and enclosure findings as buildings move into operation and renewal. Shared building context connects those records; specialist evidence and professional authorship remain identifiable.

Drawing review, RFIs, submittals, schedules, procurement, funding, changes, communication, review and closeout are shared capabilities in the intended platform. Specialist subscriptions retain their own scope. Neither a subscription nor a public role selection grants access to another organization's records.
